We attended the packed one-day CREtech London summit at Convene Aldersgate, where more than 400 execs gathered to explore “Europe 2030”. The sessions moved at lightning pace thanks to master-moderator Emily Wright, who kept the conversation sharp and the audience fully engaged.

🌊 The UK Real Estate WOW Effect
Simon Carter of British Land, Mark Allan of Landsec and Tyler Goodwin of Seaforth Land opened with a reality check: The past five years delivered a pandemic, a land war and three interest-rate cycles–evidence that long-range forecasts are fragile.
Instead of chasing certainty and trying to “look into a crystal ball”, they are leaning on flexible balance sheets and London’s global pull. Political drama in Washington is sending fresh capital toward the UK, while housing demand still far exceeds supply. In their words, volatility is simply the new opportunity set.

Office trends – from cubicles to “WOW”
In A Design for Life session, architects from BIG and EDGE mapped tomorrow’s workplace. Picture a huge, sun-soaked hall wrapped in greenery - perfect for town-hall meetings, lunchtime yoga, or an after-work drink. Plants climb the walls and spill onto terraces, and hotel-style finishes make the old, grey cubicle feel like ancient history.
Workers now choose offices for how they feel, and employers compete on experience rather than floor count.
AI Insight
🤖Where Are We with AI in Real Estate?
JLL gave a peek at Falcon, their “ChatGPT for buildings.” Brokers now can draft leases in minutes, and the system even pings maintenance teams with ready-made schedules. If someone else has already built a great tool, JLL Spark (the JLL tech arm) simply buys it: saying that great tech doesn’t always have to be built in-house when speed is of essence. They’re also running crash-courses so every employee can speak AI. And yes, data may be “sexy” again, but in JLL’s words - it still takes people to decide which numbers really matter.
The panel Never Just Tech: Unlocking the Value of AI in Real Estate pushed the same theme: Technology delivers only when paired with people and process. Leaders across the sector are moving from chatbots to agentic AI: systems that take action, not just answer questions, early pilots are already cutting deal times and smoothing workflows.

Sustainability Breakthrough
♻️ Retrofitted Skyscrapers? Yes!

Yasmin Al-Ani Spence of WilkinsonEyre called retrofit “the fast lane to net-zero”, adding that “a building the age of my son should never be considered obsolete.” Two projects underscored the point:
Citi Tower in Canary Wharf will reuse more than 100 000 tons of embodied carbon and reorganise the 42-storey icon into “vertical villages” for modern work.
LSBU Hub transformed a 1970s concrete block into a light-filled campus centre while cutting embodied carbon by nearly half.
The message was clear: Carbon saved is capital gained, and planners increasingly favour deep retrofit over demolition.

Our main takeaways
Even with all the uncertainty, London still feels like a safe bet.
Global investors trust its clear legal system, the city desperately needs more homes, and wild price swings reward anyone quick on their decisions. Buildings that are bright, green, and social rent out faster and keep people happier for longer. And cutting carbon by re-using what’s already there is beginning to show up as real savings on the balance sheet.
Above all, AI has stepped off keynote slides and into everyday use; the smart money is already asking every process, “what can we automate next?”
